Build-to-Rent / Multifamily vs. Build-to-Sell
This paper compares build-to-rent / multifamily (“BTR”) and build-to-sell (“BTS”) residential models outside the US, where BTS has traditionally dominated. It finds that BTR can generate higher asset values through stronger rental income, professional management, and more stable yields, which translate into improved valuation outcomes on a per-square-foot basis. Using an income capitalisation approach, the paper shows how Net Operating Income (“NOI”) and capitalisation rates can drive higher BTR valuations, particularly where yield compression occurs. A simplified 100-unit model illustrates how BTR can outperform BTS in long-term value creation through sustained income and compounding returns.
