Brabazon & West Innovation Arc New Towns Market Spotlight

New Report Launch: Brabazon & West Innovation Arc – A New Town in Focus

We’re pleased to share the latest edition of our New Towns Market Spotlight series, exploring the South West’s only location in the Government’s draft New Towns programme: Brabazon and the West Innovation Arc, north of Bristol.

Unlike most proposed new towns, Brabazon is not starting from a blank sheet. Homes, student housing and the first build-to-rent scheme are already being delivered on the former Filton Airfield, giving it a head start as the programme moves towards final designations.

Key highlights from the report:

  • Outline consent for 6,500 homes at Brabazon, with up to 40,000 homes possible across the wider Arc

  • Part of an established innovation corridor anchored by aerospace and advanced engineering

  • A new rail station planned to link Brabazon to Bristol Temple Meads in about 20 minutes

  • A growing local market: South Gloucestershire’s population rose 26% between 2001 and 2025

  • Early rental evidence showing Brabazon’s flats asking about 20% more than other new flats nearby

Brabazon has the foundations of a successful new town; how far it goes will depend on delivery. Transport arriving ahead of homes, employment at scale and early town-centre uses will be critical to turning a large development into a functioning town. So will joined-up planning across the Arc and a delivery model that lasts through market cycles.
