Nick Jopling is Senior Advisor to GAA and Founding Partner of Square House Consultancy, with over 20 years’ experience in the UK residential investment market. He previously served as Property Director at FTSE 250-listed Grainger PLC and held advisory roles at Allsop LLP and CBRE.
Nick has played a leading role in shaping sector policy, serving on national and regional review boards and co-chairing the European Residential Council of the Urban Land Institute, having previously founded and chaired the ULI Residential Council UK, where he oversaw the publication of the Best Practice Design Guide for Build to Rent in the UK. A Fellow of the RICS, he also contributes to the Montague Review, the Mayor of London’s Housing Task Force, and the DCLG Build to Rent Joint Committee.

Antonija Rosic is a Research Associate at Global Apartment Advisors, where she delivers strategic support to client projects through comprehensive market research, operational audits, and competitor benchmarking. Her data-led approach provides critical insights that enhance investment decision-making and drive operational excellence in the residential living sector.
She earned her MSc in Real Estate with distinction from Oxford Brookes University, where her research focused on office investment patterns in Shanghai, Guangzhou, and Shenzhen. Her thesis, based on a field study in China, analysed rental trends, investor behaviour, and market dynamics in three of the nation’s key commercial centres.
With both a BSc and MSc in Chemical Engineering (graduating with distinction), Antonija began her career in engineering, working in quality assurance, continuous improvement, and ISO compliance roles in the UK and Croatia. This technical background underpins her rigorous analytical skills and structured problem-solving approach.
Her multidisciplinary expertise informs her work in the Living sector, where she is especially focused on market intelligence, operational performance, and enhancing resident experience.
